Abilene Real Estate Market Update: Fall 2026

by Ryker Adkisson

A Changing Market, New Opportunities, and What It Means for Buyers and Sellers in the Big Country

By Ryker Adkisson, REALTOR® | TLG Network Group | Epique Realty

The real estate market continues to change, and here in Abilene and the Big Country, we're seeing some interesting trends. Between fluctuating mortgage rates, rising property values, and major economic developments, there's a lot happening in our local market.

As a REALTOR® with TLG Network Group at Epique Realty, my goal is to help buyers, sellers, and investors understand what's happening and make informed decisions about their next move.

Abilene's Housing Market Is Showing Strong Growth

According to Zillow's August 2026 data, Abilene continues to stand out compared to many other housing markets across the country.

Here's a snapshot of our local market:

  • $224,585: Typical home value in Abilene.

  • 9.2%: Increase in home values year over year.

  • 8 days: Approximate time for homes to go under contract.

While many markets are experiencing slower sales and price reductions, Abilene has continued to show strong appreciation and buyer demand.

The Stargate Effect: How Data Centers Are Changing Abilene

One of the biggest developments impacting our community is the Stargate data center project being built for OpenAI and Oracle.

The project is expected to complete construction in 2027 and has already brought significant economic activity to the area.

According to reporting referenced in our fall market update, the development has generated approximately 9,000 construction jobs, with estimates for long-term employment ranging from 300 to 1,000 positions.

Housing demand has also increased significantly. KUT News, citing Zillow, reported average rents in Abilene near $2,600 per month, an increase of nearly 50% over the previous year.

For homeowners, this growth may present opportunities to sell or explore rental income. For investors, increased demand could create opportunities, although it's important to consider long-term market conditions once construction activity slows.

We're also seeing data center growth in nearby Sweetwater, creating additional interest in housing, land, and commercial properties throughout the Big Country.

Mortgage Rates and Opportunities for Buyers

Mortgage rates have remained a major topic this year. Freddie Mac reported the average 30-year fixed mortgage rate at 7.03% on September 24, 2026.

While higher rates can impact affordability, they don't necessarily mean buyers should put their plans on hold.

With price reductions becoming more common nationally, buyers may have opportunities to negotiate seller concessions, closing costs, or interest rate buydowns.

For perspective, using Abilene's typical home value of $224,585, an FHA buyer putting 3.5% down at a 7% interest rate would have an estimated principal and interest payment of $1,440 per month. With estimated taxes, insurance, and mortgage insurance, the total could be approximately $2,100 to $2,200 monthly.

Actual payments depend on the property and financing terms, but for some renters, purchasing may be worth exploring.

Thinking About Selling? Strategy Matters.

Even with Abilene's strong market performance, pricing and presentation remain important.

Nationally, approximately 62% of homes are selling below their asking prices, according to information shared by Keeping Current Matters.

For sellers, this reinforces the importance of understanding your specific neighborhood, pricing your property appropriately from the beginning, and preparing your home to compete with other available listings.

Overpricing can lead to longer market times and eventual price reductions. A clear strategy from day one can make a significant difference.
